This range covers the arrears as at the N4 date plus the future monthly rent that becomes due, assuming no payments are made.
For a monthly tenancy, an N4 gives the tenant at least 14 days to pay the rent owing before the termination date stated in the notice. For daily or weekly tenancies the period is shorter. The notice must be completed and served correctly, or it may not support an application.
If the rent has not been paid in full by the termination date, the landlord may file an L1 application with the Landlord and Tenant Board. The Board schedules a hearing, and if an eviction order is granted the tenant is given a date by which to move out. Only the Court Enforcement Office, the sheriff, can enforce that order.
A tenant can void an N4 by paying the full amount owing before the termination date. After an application is filed, payment of the arrears plus the application fee before an order is issued can also stop the process. The specific rules depend on the stage the matter has reached.
